The role’s overall purpose is to lead the delivery of a high quality, cyclical and planned maintenance service that demonstrates value for money and delivers excellent customer satisfaction.
Responsibilities include:
The Head of Property is part of the Operations directorate which delivers all front-line housing services. The post holder will have overall responsibility for the management of the Property Team.
Duties include:
- Managing compliance and the six key H&S risks: gas safety, fire safety, electrical,
- asbestos, legionella and lifting equipment.
- Take a lead role in the ongoing development and delivery of the Asset Management Strategy, ensuring asset data is accurately reflected when contributing to the financial plan
- Manage the procurement process
- Preparation of budgets and their ongoing management review and control.
- Collaborate with development partners in order to influence the design and components used within new properties, meeting sustainability requirements and zero carbon status.
- Maintain the highest standards of customer service, and demonstrate our values in all contact with stakeholders
- Oversee the ‘out of hours’ emergency service and ensure that an escalation process is in place and effective
Candidate Requirements
Experience and skills required:
- Ability to lead a high performing Property Services team.
- Experience in delivering Health & Safety compliance
- Ability to interpret legislative and best practice requirements for continuous improvement within a compliance management context.
- Expertise in undertaking risk assessments, workplace inspections and investigating incidents.
- Analytical experience and understanding implications for the business, including gathering, analysing and reporting on key H&S data/statistics.
- Awareness and knowledge of property-related regulations and legislation alongside upcoming changes due.
- Strong people skills and the capability to lead, support, motivate and develop their team
- The ability to think strategically and resolve complex problems
- Collaborative and inclusive leadership skills
- Understand and relate to Hundred Houses society core values
HND/HNC in Building Studies (or equivalent)
Membership of a relevant technical body e.g. RICS, CIOB (or equivalent)
Full driving licence with own transport available for business use.

Property Surveyor
Job Description

The roles overall purpose is to deliver high quality and consistent services to Hundred Houses’ customers and to carry out a range of technical functions covering all aspects of responsive repairs ensuring that accurate and timely information is available to enable investment decisions to be made by the Head of Property Services.
Responsibilities include:
- Conduct a range of surveys and inspections including stock condition surveys, dilapidations surveys, and work in progress inspections relating to the Society’s homes.
- Actively manage the general condition of properties and any specific or recurring problems and make recommendations for planned or cyclical maintenance on the grounds of safety, health, legal obligations or cost effectiveness.
- Ensure contractors and suppliers perform to specification and contractual terms.
- Compile tender/contract documentation to deliver responsive repairs, repairs to empty homes and planned works.
- Work within authorised budgets and to agreed quality standards and to actively contribute to the budget setting process.
- Participate in the out of hours rota, providing support to the out of hours service provider as required.
- Work with the Compliance Manager, Head of Property and colleagues, together with contractors and suppliers to ensure all necessary service visits are undertaken.
- To deliver high standards of customer care, respect of others, inclusion and diversity, to all.
- To proactively ensure health, safety and wellbeing of colleagues, customers, and self, complying with relevant legislation, regulation, policies and procedures
- To maintain confidentiality and adhere to the Data Protection requirements, complying with relevant legislation, regulation, policies and procedures.

Candidate Requirements
Experience and skills required:
- The post holder will be desk based but will be required to travel to and access schemes and neighbourhoods within the Society’s areas of operation using their own vehicle.
- HNC or HND in Building Surveying, or training to this qualification or an equivalent
- Technical knowledge and understanding of property surveying and building construction.
- Experience and knowledge of contract management and Construction Health and Safety.
- Awareness and knowledge of property-related legislation, including planning laws and the restrictions of working in a conservation area.
- Practical knowledge and understanding of setting up technical specifications for tendering contracts.
- 5 GCSE A-C including English and Maths or equivalent
