Planned Maintenance Works

When we say ‘planned maintenance works’ we mean major repairs that we plan in advance, rather than repairs that get completed in a reactive way when something goes wrong.

Planned maintenance works include internal works such as bathroom and kitchen renewals, central heating renewals and electrical upgrades, and external works such as re-roofing, works to the external walls and window and door renewals.

Every year, we set a budget for planned maintenance works. We prioritise these works by completing stock condition surveys on homes that tell us about the condition of these components and when we think they will need replacing.

During spring each year, we will contact you if we plan to undertake any planned works in your home over the following 12 months. We will let you know what work we plan to complete, when it is likely to happen and provide details about the next steps. As a minimum, you will receive at least 2 months’ notice from us prior to the planned start date.

Most of the questions customers ask us about planned work relate to bathroom and kitchen replacements. We know that customers are keen to understand more about the process of replacing bathrooms and kitchens, and how this will impact them, so further information on these works is provided below.

So, what can you expect?

Prior to these works starting, you will receive an in-person visit from the Customer Liaison Officer from our contractor. During this visit, they will share information about the process and answer any questions you may have. They will provide you with contact details so that you can ask questions throughout the process. HHS will always be able to offer support too if you wish to contact us.

Bathrooms

We install bathrooms manufactured by Twyford from their Celtic range (bath) and Armitage Shanks (basin, pedestal, WC & cistern) from their Sandringham 21 range.

Triton T80Z 8.5kW electric shower, Including curtain rail and shower curtain.

We offer 3 colour choices for wall tiles, which are:

  • Cream gloss
  • White gloss
  • Grey gloss

We offer two options for windowsills, which are:

  • Matching tiles
  • PVCu Window Board

The colour choices for flooring supplied by Polyflor – Polysafe Standard PUR are:

  • Silver Birch
  • Arctic Blue
  • Elmwood

We then offer 3 paint colour choices walls, which are:

  • Magnolia
  • Dove Grey
  • Ivory Spray

Kitchens

We install kitchens manufactured by Premiere from their Senator range Senator – Premiere Kitchens.

The colour choices for unit doors are:

  • Grey grained
  • White grained
  • Native oak
  • English walnut
  • Grey ash

The colour choices for worktops are:

  • Cypress cinnamon
  • Midnight granite
  • Cloudy cement
  • Walnut block

The colour choices for flooring supplied by Polyflor – Forest fx PUR are:

  • Oiled Oak
  • Classic Oak
  • Oslo Oak

We then offer 3 colour choices for wall tiles, which are:

  • Cream gloss
  • White gloss
  • Grey gloss

We then offer 3 paint colour choices walls, which are:

  • White
  • Ivory Spray
  • Dove Grey
  • Vellum
