Damp and mould – Awaab’s Law now in force

On 27th October 2025, Awaab’s Law was launched.  This new law means landlords must respond to damp and mould cases within strict timescales and aims to protect residents by ensuring any damp and mould cases are resolved promptly.

In response to Awaab’s Law, we have launched our new Damp, Mould and Condensation process to ensure we respond to damp and mould cases quickly and effectively. We will:

  • Ask you whether you have any damp and/or mould in your home whenever we speak to you
  • If you do have damp and mould, we will ask you questions to understand whether we classify the risk to you and other occupants of your home as either an emergency or significant hazard. This will dictate how quickly we investigate and undertake repairs
  • Where this is an emergency hazard, we will respond within 24 hours
  • Where this is a significant hazard, we will respond within 10 working days
  • Will provide a written report within 3 working days of the survey of your home that explains what works we will complete and by when

It is vital that you tell us if you think you have any damp, mould or condensation in your home. When you tell us, we will respond.
